    Median home prices climbed in 2009

    DAYTON — The median price for single-family homes in the four- county Dayton area rose 21 percent in the fourth quarter compared to the last three months of 2008, a new report says.

    In the fourth quarter of 2009, a home’s median price — half cost more, half cost less — in the Dayton metropolitan statistical area rose to $106,400, according to the National Association of Realtors. In comparison, the median price in the final quarter of 2008 was $87,800.

    The Dayton MSA includes Greene, Miami, Montgomery and Preble counties.

    LIKE many dairy farmers, Tommy Bree spent many years struggling to survive.

    But now the Sligo man hopes to be milking it after swapping his cows for clubs.

    Tommy, 60, has transformed his farm into the Sligo Golf Academy which offers coaching and lessons to beginners, the budding stars of tomorrow and those who just want to enjoy the sport.

    Tommy called in RTE’s Higher Ground team to help him bring his idea to fruition and his lessons from Peter Young and Paul McCarthy proved invaluable. He said: “I couldn’t make any money from farming at all.

    “I was a dairy farmer for 40 years but I had to do something else.

    “My dairy herd was very efficient but I couldn’t make money and I had three kids ready to go to college. I had to finance that some way and the cows weren’t going to do it. I was working every hour God sent me and I still wasn’t making a profit.

    “So I had to stop and rethink the whole thing. About six years ago I sold my cows and sold my quota back to the Co-Op.”

    Tommy didn’t want to sell his beloved land so came up with the idea of the golf academy.

    He added: “I sold a little bit of land to tide us over but my son Luke and myself had thought about the golf academy for two years or so.

    “We felt that if there was a proper facility for people to learn how to play golf for a reasonable price instead of having to pay membership fees, buy expensive clubs and all that.

    “We had no money and some banks wouldn’t look at us but the Sligo Leader Board came on board and then the Ulster Bank helped.

    We got planning permission and it took about three years but the whole thing took off with Peter and Paul from Higher Ground.

    “I felt there was a niche in the market for a good golf training facility.

    “There was nothing within 100 miles of me so I figured if we built a proper structure and facility with a state of the art driving range – not just a shed in a field – there would be a market for it.

    “We built the academy from a green field to what people will see on the television and it wasn’t easy.

    “There were a few sleepless nights. But we opened in June and it’s all going well so far.

    “You can hire your clubs and you pay for the driving range by the number of balls you buy.

    “And we have a team of professionals to give golf lessons as well. We want to treat golf as a sport and not just an expensive culture.”

    Tommy added the Higher Ground team were a great help. He said: “Peter and Paul – or the apostles as I call them – gave us a real shot of adrenaline.

    “We were spending EUR300,000 basically and it was nervewracking but Peter and Paul came in and analysed everything we were doing, making us do tasks to help us on our way.”

    Now Tommy and his son Luke are on to a winner with the new venture.

    PARIS, France, April 28 /PRNewswire/ – Alcan Extrusions and Automotive Structures, part of Alcan Engineered Products – a business unit of Rio Tinto, has received orders from VOLGABUS of Volzhsky, Russia, for 164 units of the EcoRange(R) system for the Moscow and St. Petersburg bus operators who have ordered 82 buses each. Alcan is supplying all of the aluminium extrusions and joining elements for the production of the low emission city buses. Deliveries will take place from May to September 2010.

    In 2006 VOLGABUS and Rio Tinto Alcan have signed a cooperation agreement for the development of a new bus family based on the EcoRange(R) system. Since then VOLGABUS has built more than 400 buses with EcoRange(R) body structures for the Russian market. VOLGABUS, founded in 1995, made innovation a cornerstone of its business philosophy and has quickly become a well-known force in the Russian bus market.

    “We are very pleased that Moscow and St Petersburg have selected buses from VOLGABUS with our innovative aluminium EcoRange(R) body structure system,” said Paul Warton, president Alcan Extrusions and Automotive Structures. “Due to its high-end technical characteristics, it offers multiple benefits to bus builders and operators,” he added.

    The lightweight EcoRange(R) body will help to reduce fuel consumption and CO2 emissions. For enhanced passengers safety the EcoRange(R) body structure includes two aluminium rollover rings.

    The EcoRange(R) body structure system, developed by Alcan Extrusions and Automotive Structures, includes high-performance aluminium extrusions and aluminium bolted connections for fast and easy assembly.

    The 14.7m long, 3-axle buses will have three doors and are designed for a capacity of 173 passengers. The buses will be powered by a Deutz 210 kW engine with ZF gear box and ZF axles. VOLGABUS will start production of the buses in May in its bus plant in the Volgograd region and delivery to Moscow and St Petersburg will take place until September 2010.

    Drinkers in Pennsylvania have to swipe their driver’s licence, look into a surveillance camera and blow into a breath sensor to operate the machine.

    State officials say they could be placed in 100 supermarkets in the coming months.

    They know who has worked hard in practice and gives 110% and they are upset at a player turning in the half-baked efforts.

    This same thing happens in business when a weak team member will not pull their weight, cheats to get to his end goal or complete his share of the workload and then plays victim and the Donald Trump Blame Game. In this case and if this behavior continues it brings down the best players who do perform. And often those players ask; why should I do all the work and play on a team full of wusses, complainers, self-aggrandizing low performers or work with other team members of no integrity?

    To prevent this from happening in Business, we must never allow weaker players to get away with childish acts or sloughing off their duties and responsibilities to the team.

    If you have a home Survival Kit for you and your family and do not have a Pet Survival Kit do not forget to add one. Your pet will love you for it.

    If you are like myself and leave your pet or pets indoors during the day with a doggie door to the backyard, always have at least a whole days worth of food and water available as you might not be able to return home during or after an emergency. Keep at least a weeks supply of stored food and water on hand. If you have small and medium-sized pets you should consider a pet carrier if you do not have one, in case you have to transport them to a safe and secure location. A Pet Survival kit or Pet First Aid Kit will greatly increase your pets survival.

    Make sure that your friends and neighbors know that you have pets at home.

    The remaining chapters in this book are broken down into various sections that focus on a wide variety of weapons, such as swords, sticks. Marc also goes into quite a bit of detail on impact weapons such as; wrist pins, brass knuckles, rings, saps, etc. Marc even has a chapter dealing with flexible weapons such as chains and ropes. As with all of his books, and this one is no exception, Marc gives you a real good understanding of the principles behind the techniques that he discusses and demonstrates in his books.

    Marc?s final chapter in this book deals with diversions and distractions that you are likely to encounter during a street altercation. Some of them are obvious, while others are not so obvious. As Marc is fond of saying (and completely right) awareness is the key to survival. Buy Marc?s books, read them, study them, learn from them, and then use that knowledge to stay safe and live longer.
